When to Overseed
Late August through mid-September is the window in this area. Soil is still warm, nights are cooler, weed competition is lower, and there's enough season left for new grass to establish before winter. Spring overseeding works but has to compete with weed germination and is generally less successful here.
How It's Done
We aerate first to open the soil, then broadcast a cool-season seed mix appropriate for the conditions (sun/shade, traffic level, soil type). Light topdressing with compost helps germination. Watering is on the homeowner — overseeding fails without consistent moisture for the first 2-3 weeks.
What to Expect
New seedlings show in 7-14 days. Real lawn improvement is visible the following spring. Overseeding isn't a one-shot fix for a badly damaged lawn — properties that are mostly bare ground or heavily compacted may need 2-3 years of consistent overseeding plus other improvements to really come back.
